Zoning Board · Meeting of May 14, 2026

NJ BRIDGETON — Bridgeton board approves variances for two Matias 2-family duplexes and church classroom. The Board of Adjustment unanimously approved bulk variances for developer William Matias to construct two 800-square-foot 2-family dwellings at 102 Walnut Street and Fremont Avenue, both purchased from city auction in 2023, with Vice Chair Sangeeta Scott presiding. The board also unanimously approved a preliminary site plan and use variance for Iglesia Pentecostal Paz Y Gozo Church at 520 N.

Pearl Street for a 385-square-foot classroom addition, with Pastor Lucy Feliciano noting existing parking arrangements from 2012 remain sufficient. An application from Edward Espinoza for a 3,688-square-foot expansion to El Pacifico Restaurant was deemed incomplete due to parking and stormwater management deficiencies.
